Your apartment will be prepped and ready for you to move in. We make sure everything is cleaned, repaired, and serviced, plus we will make sure the move-in gift is ready to welcome you to the new home.

If an item in your home needs repair, call our team, stop by our leasing office, or submit a maintenance service request on the online portal. Whatever your convenience, we will respond in 24 - 48 hours!

 If you are locked out after hours, call our office and follow the prompt. If you find yourself locked out during business hours stop by our office, call our leasing team, or submit a help request online!

River Oaks offers unrenovated, renovated, and upgraded units, ready to provide your next new home!

Maintenance issues are handled within 24-48 hours.

Our maintenance team will attend to the issue within 24-48 hours. If the fix involves a part we need to receive from our vendors, it may take additional time to complete. If this is the case, if needed we will absolutely make accommodations for those affected!


To make your life in Oceanside, CA easier, River Oaks provides a garage parking space included with the apartment home at no cost. If you would like an additional parking space, there is a monthly cost of $45-50, with a (2) spot limit additional to the garage.

Our Oceanside Apartments provide the spaces you are sure to love! From the fitness center where you can achieve your workout routine without leaving the property, to the 2 pools and spas designed to soothe sore muscles and provide a place to relax on the weekend, you'll feel right at home from the second you step through the doors. And, with 2 play areas, you can let little minds explore before heading inside your home, where select spaces feature vaulted ceilings.

Our pool opens at 7 am so you can take your morning dip, and closes at 10 pm after you have relaxed in the soothing waters.

At River Oaks, our apartments are here to help you do more of what you love. Cook in a kitchen complete with a gas-range stove, dishwasher, microwave oven, and refrigerator. River Oaks Apartments in Oceanside come unfurnished, but we would be happy to assist you and connect you with a  recommended vendor like CORT which provides furnishings at an additional cost.

Our Oceanside apartments are equipped for AT&T and COX.

 In our garden-style community, scenic nature and landscaping  spaces the apartment homes out between 5 different driveways.


Our application review process includes a 48-hour window to submit all documents and applicants usually get results that same day.

River Oaks offers various ways for you to pay rent. You can choose to pay your rent online, by WIPS, or by certified funds if not a personal check. If you have questions about rent payments, please contact our leasing office.

River Oaks offers asset protection, but Renters Insurance is not only recommended but encouraged!

To set up your utilities, contact SDG&E online or by phone. If you have any questions about setting up your utilities, please contact our leasing team!

At River Oaks, residents are responsible for paying all utilities. You are able to pay your monthly Conservice utility bill through our online portal for added convenience!

Looking is free, but living within our community is priceless!

Our canyon location offers access to where you need to be! You may hear occasional noise from nearby Camp Pendleton since the canyon can reverberate sound, however, they are very faint.

You are able to make your space the home you love, but there will be a cost to return the apartment home to its original condition!

River Oaks does not have additional monthly fees for using amenities. However, you must pay any additional charges for parking/pet rent dependent on resident circumstances. 

Listings on Airbnb are strictly prohibited.

All of our community spaces are ready for your use without any charges!

We are proud to offer a referral bonus at these apartments in Oceanside! We offer the referring residents $200. Contact our leasing team to discuss more.

If you want to transfer from River Oaks to another Waterton Community, you will need to pay a new deposit at the new community. The deposit made for River Oaks will not transfer. 

Subletting an apartment is strictly prohibited.


Our apartments in Oceanside have an amazing location where public transportation is right within walking distance. The nearest city bus stop is right around the corner off San Ramon and Rancho Del Oro, and the City Train is just a few stops away.

Great schooling and education are right around the corner as we are located in the Oceanside Unified School District.

Stop by and find your new home! On Rancho Del Oro turn into San Ramon and it will be on your second left heading west.

At River Oaks, everything you need is right down the road! Easily pick up groceries to make your favorite meal at one of the various grocery shops right nearby like Albertsons, Stater Bros, Trader Joe's, Frazier Farms, Ralphs, Walmart, Target, or Vons. Go shopping for your latest trendsetting pieces at The Shoppes, Carlsbad Outlet Mall, or The Forum, and then display them in your closet at home. If your situation changes, we do allow a lease break! However, there must be 30 days notice and a paid penalty of one month's rent payment.

You can easily apply at River Oaks online using our property website. When submitting your application, a fee of $58 must be paid, and a charge of $650 to hold the unit.

When reviewing lease applications, we analyze the personal information on the application, any risk factors, and the income-to-rent ratio using core logic. At River Oaks, we require the income to be 2.6X the rent. River Oaks provides the support of a full-service management company with all the modern conveniences that the industry offers. We do not offer price reductions for any lease length or advanced rent payments. Please contact our leasing office for any questions regarding lease length or payments!

River Oaks offers asset protection, but we also partner with eRenter for the encouraged Renters Insurance.

We are proudly pet-friendly and can't wait to meet your forever best friend! We require a deposit of $800 for dogs, and $400 for cats, with an additional $50 pet rent for both dogs and cats. Call our leasing team to discuss any questions about bringing your four-legged friend, where they can live the River Oaks lifestyle right alongside you!

All roommates are equally responsible for the rent.

When signing the lease you will pay the prorated rent and any additional deposits and retable items prorated as well. Call our leasing team to discuss the up-front costs in further depth!
